Cancellation Policy

1. The Property

Prague Spa Penthouse is a luxury 180 m² penthouse apartment located at Jana Masaryka 829/2, Prague 2 – Vinohrady, Czech Republic. The property accommodates up to 6 guests across 3 bedrooms, with access to a private rooftop Finnish sauna, 4-person hot tub, fitness studio, and chef's kitchen.

2. Check-in & Check-out

Self check-in instructions will be provided via the booking platform prior to arrival. A valid government-issued ID is required from all guests at check-in, as required by Czech law.

3. House Rules

• —Maximum occupancy: 6 guests. Exceeding this number is strictly prohibited and may result in immediate termination of the stay without refund.
• —No smoking inside the apartment. Smoking is permitted on the rooftop terrace only.
• —No parties or events. The property is for private residential use only. Loud music and disturbance of neighbours is prohibited, especially between 22:00 and 08:00.
• —Pets welcome with prior agreement. A pet fee may apply.
• —Guests are responsible for keeping the property in good condition. Please treat all furnishings, equipment, and the rooftop facilities with care.
• —Use of the sauna and hot tub is at guests' own risk. Children must be supervised by an adult at all times when using rooftop facilities.
• —The property is equipped with smart-home technology and noise monitoring devices in common areas (no cameras inside the apartment).

4. Cancellation Policy

Cancellation policies may vary slightly depending on the booking platform used (Airbnb, Booking.com, VRBO). In all cases, the policy displayed at the time of booking applies. We recommend purchasing travel insurance to protect against unforeseen circumstances.

5. Damage Deposit

A refundable security/damage deposit may be required at the time of booking or upon check-in. The amount will be communicated during the booking process.

• —The deposit is fully refunded within 7 days after check-out, provided the property is returned in its original condition.
• —Deductions may be made for damage to the property, missing items, excessive cleaning requirements, or violations of house rules (including smoking inside the apartment or parties).
• —Guests will be notified of any deductions and provided with documentation.

6. Liability

JM2RE s.r.o. is not liable for any loss, theft, injury, or damage to guests or their belongings during their stay. Guests use all facilities — including the rooftop sauna, hot tub, and fitness studio — entirely at their own risk. All guests are expected to comply with posted safety instructions.

7. Governing Law

These terms are governed by the laws of the Czech Republic. Any disputes shall be subject to the jurisdiction of the Czech courts. Consumer rights under applicable Czech and EU legislation are not affected.
